How to Calculate Built-Up Area from Plot Area

When buying or constructing a property, one of the most common questions buyers have is — “How do I calculate the built-up area from the total plot area?” Understanding this helps you know how much space you’re truly getting and how much you can build on your land.


What Is Plot Area?

Plot area refers to the total land you own — including:

The area covered by the building
The open space around it such as garden, parking, or pathways

Example:
If you own a 2,000 sq. ft. plot, that’s your total plot area.


What Is Built-Up Area?

Built-up area is the total area covered by the building — including:

  • Carpet area (usable indoor area)
  • Wall thickness
  • Balcony or terrace (if attached)

In simple terms:
Built-Up Area = Carpet Area + Wall Area + Balcony or Terrace Area


What Is FAR or FSI

The Floor Area Ratio (FAR) or Floor Space Index (FSI) decides how much construction is allowed on a plot.

Formula:
Built-Up Area = Plot Area × FSI

Example:
If your plot area is 2,000 sq. ft. and the FSI is 1.5,
then Built-Up Area = 2,000 × 1.5 = 3,000 sq. ft.

This means you can build a total of 3,000 sq. ft. of covered space — which can be distributed across floors.


Example Calculation

Let’s say:

  • Plot Area = 2,000 sq. ft
  • FSI = 1.5

Then:

  • Total Built-Up Area = 3,000 sq. ft.
    You could build:
  • Ground floor: 1,500 sq. ft.
  • First floor: 1,500 sq. ft.

So, your total construction is within the permissible limit.


Factors That Affect Built-Up Area

  1. Location and zoning rules – Urban areas often have lower FSI to control congestion.
  2. Type of land – FSI varies for residential vs. commercial plots.
  3. Road width – Wider roads often allow higher FSI.
  4. Building type – Independent villa, apartment, or row house can affect total built-up area allowed.
